How many lots will be available?

Aledo River Phase One has 19 lots, ranging in size from 2.00 acres to 2.65 acres.

Anything I should know about Phase One of Aledo River?

  • Residents of Aledo River will have optional access to the Jenkins Road Gate, subject to terms and conditions.

  • Aledo River is located in Parker County, outside city limits. No city taxes.

  • Aledo River is zoned to the following Aledo ISD Schools

    • Coder Elementary

    • McAnally Middle School (opening 2022-23)

    • Aledo High School

CONSTRUCTION

Is there a timeline to build?

Yes. All lots are required to commence construction within three years from the date of closing on the lot, and all construction must be complete within 18 months of commencement, but no later than 48 months after closing.

Can I use any homebuilder?

All builders, including those that are also Lot owners, intending on constructing a Residence on any Lot must be approved by the Architectural Control Committee prior to commencing construction on any Lot. Visit the Design page to explore the list of pre-approved builders, as well as the process for homebuilder approval.

Are there architectural design guidelines? What style of homes are allowed?

Yes. Please visit the Design page to explore the Aledo River Design Guidelines. While a variety of styles are welcome in the community, the most preferred styles are Texas Vernacular, Colonial Revival, Spanish Colonial, French Country, and Texas Hill Country Modern.

What utilities will there be?

Aledo River has underground electricity, natural gas, and fiber. Every homeowner will need to install their own water well and on-site septic facilities.

HOA

Does Aledo River have an HOA? What are the dues?

Yes, Aledo River has an HOA. Assessments are $900 per lot, per year. The Aledo River HOA plans to use the dues to pay for neighborhood security cameras and monitoring, as well as maintenance of entry monuments and mailbox areas.
